1. Confirmation of booking, prepayment and deposit
Your booking is confirmed when you receive a confirmation email from VeniceApartments.org, operated by ACCOMODOO.COM LTD, 71–75 Shelton Street, Covent Garden, London, WC2H 9JQ, United Kingdom, Company No. 16327953.
Accomodoo operates the online booking platform and provides booking administration, payment collection and digital guest services. The accommodation is supplied by the relevant Property Owner under a separate rental agreement.
1.1. Prepayment: A prepayment of approximately 20% to 30% may be required to secure the booking. It is credited towards the Total Booking Amount and is refunded or retained in accordance with the cancellation policy shown before booking and in the confirmation email.
1.2. Security Deposit: The Property Owner may require a security deposit to cover damage, missing items or other amounts properly due under the rental agreement. The amount, payment method and release conditions will be disclosed before booking or before arrival. Any deduction must be reasonably supported by evidence.
1.3. Balance and Total Booking Amount: The balance, after deducting any prepayment, is payable six days before arrival unless otherwise stated in the booking conditions.
Accomodoo collects the Total Booking Amount through the booking platform. The Total Booking Amount may include the Owner Rental Amount and separately invoiced charges for Accomodoo’s online platform and digital guest services, applicable third-party platform costs, and independent check-in and cleaning services.
Accomodoo transfers the Owner Rental Amount and any sums belonging to independent service providers to the relevant recipients.
1.4. All prices are shown in euros. Where payment is made in another currency, the conversion rate and any applicable currency charge will be determined by the payment provider and displayed or made available before payment.

2. Cancellation Policy
When the booking is confirmed, the Guest enters into a separate rental agreement directly with the relevant Property Owner.
The cancellation policy shown before booking and in the confirmation email applies to the Total Booking Amount. The Owner Rental Amount is also governed by the “RENT APARTMENT - Terms of Use” section below.
Unless otherwise stated before booking, the same cancellation timing applies to Accomodoo’s charges and any independent service charges, except for services already supplied or costs clearly identified as non-refundable before booking.
If the Property Owner cancels because the accommodation is unavailable and no alternative accommodation is accepted, all amounts paid for the cancelled booking will be refunded.

3. Travel Insurance
We strongly advise all clients to purchase a travel insurance policy prior to the commencement of your trip. Often these policies are inexpensive and can save you hassle from unforeseen circumstances.

4. Modification of Bookings
The following modifications are permissible provided they are requested through a written communication via e-mail.
4.1. Changing the number of Guests: If the number of Guests decreases, no price reduction is normally due. Any increase must be requested in advance and is subject to the maximum occupancy, the Owner’s approval and any applicable additional charges. If the request cannot be accepted, the original booking remains valid unless cancelled in accordance with the applicable cancellation policy.
4.2. Changing apartment: changing an apartment is possible if an alternative apartment of your choice is available. Please note that a changing apartment results in a cancellation of your current booking, which is governed by our cancellation policy with cancellation charges. A new booking is then made depending on availability of the new apartment.

5. Reservation confirmed

Once the booking is confirmed, the Guest will receive an email containing the booking details, property address and available arrival information. The expected arrival time and any requested bed configuration must be communicated at least three days before arrival.

6. Guest Responsibilities
Guests must treat the accommodation and its amenities with care and comply with the confirmed occupancy limits, check-in and checkout instructions, Property rules and the Behaviour and House Rules set out below.
Any problem, damage or non-working equipment must be reported as soon as possible to the Property Owner or the local contact provided for the stay, so that it can be investigated and, where possible, resolved.

7. Responsibilities
ACCOMODOO.COM LTD operates VeniceApartments.org and supplies the online booking platform, booking administration, payment collection, communications and digital guest-information services.
The relevant Property Owner supplies the accommodation and is the contracting party under the separate rental agreement. Independent local providers supply any check-in, cleaning or other local services identified as being provided by them. Accomodoo does not own, supply or locally manage the accommodation.
Accomodoo is not responsible for the acts or omissions of the Property Owner or independent local service providers in relation to services supplied by them, except to the extent that any loss is caused by Accomodoo’s own breach, negligence or other liability for which Accomodoo is legally responsible.
Nothing in these Terms excludes or limits liability for death or personal injury caused by negligence, fraud, fraudulent misrepresentation, breach of mandatory consumer rights or any other liability that cannot lawfully be excluded or limited.
These Platform Terms and the services supplied by Accomodoo are governed by the laws of England and Wales. Any dispute between the Guest and Accomodoo concerning those services shall be subject to the jurisdiction of the courts of England and Wales, except where mandatory consumer law gives the Guest the right to bring proceedings before another competent court.
The separate rental agreement between the Guest and the Property Owner is governed by Italian law and clause 15 below.


8. Website, Data Protection and Cookies
Accomodoo processes Personal Data in accordance with applicable data-protection law and the Privacy Policy published on VeniceApartments.org.
The Privacy Policy explains the Personal Data collected, the purposes and legal bases of processing, the recipients of the information, international transfers, retention periods and the rights available to individuals.
Cookies and similar technologies are used and managed in accordance with the Privacy Policy and the choices available through the Website’s cookie banner and cookie settings.
The Privacy Policy provides information about data processing and does not replace these contractual Terms.




RENT APARTMENT with the Owner -  Terms of Use

1. Reservation
The acceptance of the rent contract is subject to:
- the availability of the apartment at the moment the written request is received
- the payment of a deposit, as a down payment
- the authorization to charge for other prepayments and for the balance of the reservation
- the authorization to charge for eventual debits of other amounts foreseen in points 3 and 5, in the case of cancellation or damages
The accommodation is supplied directly by the relevant Property Owner under a separate rental agreement. A booking becomes binding only when the Guest receives written confirmation.

2. Confirmation
When the written confirmation is received, and in respect of the terms contained therein, the client will pay the difference between the total price of the reserved holiday and the sum just paid for confirming the booking, in all cases the balance will be paid 6 days before arriving, not later.
The price of the holiday for the required period is written in the reservation confirmation message.
The Owner Rental Amount and the accommodation-related items included in it are stated in the property listing, booking confirmation and rental agreement.
Unless otherwise stated, the accommodation is furnished and standard utility use is included. Linen, cleaning, check-in and other services may be supplied and charged separately, as shown before booking confirmation.
Transport to or from airports, stations and other terminals is not included unless expressly stated.
All of the prices shown are in Euros. Where payment is made in another currency, the conversion rate and any applicable currency charge will be determined by the payment provider and displayed or made available before payment.

3. Cancellation by the client
Unless a different cancellation policy is clearly shown before booking and in the confirmation email, cancellation made at least seven days before the scheduled check-in date entitles the Guest to a full refund of the Owner Rental Amount. Cancellation made less than seven days before the scheduled check-in date may result in a charge equal to 50% of the Owner Rental Amount.
Accomodoo’s charges and any independent service charges are governed separately by section 2 of the Platform Terms above.
The balance is payable 6 days before arriving; failure to pay within the terms may result in the closure of the booking by the owner.
The client will not have the right to any reimbursement if he/she voluntarily interrupts the holiday and leaves before the established departure date.
Any cancellation, including circumstances outside one's control (for example, but not only, strikes, weather, ill health, accidents, etc.), will be subject to our clear and simple cancellation policy stated herein. In the event that the client changes the dates, it will be understood as a new stay and it shall be subject to the cancellation conditions.
It is strongly recommended that clients purchase trip cancellation insurance
This cancellation policy does not limit any refund or other right that must be provided under mandatory applicable law.

4. Cancellation by the Property Owner

If the apartment becomes unavailable for a justified reason, the Property Owner may offer a reasonably equivalent alternative accommodation.
The Guest may accept or reject the proposed alternative. If no acceptable alternative is available or accepted, the Owner Rental Amount paid for the unavailable accommodation will be refunded.
Accomodoo’s charges and any independent service charges will be dealt with in accordance with section 2 of the Platform Terms above.

5. Damages
The Guest is responsible for damage, loss or extraordinary cleaning costs caused by the Guest or members of the Guest’s party, excluding normal wear and tear.
The Property Owner must provide reasonable information or evidence supporting any amount claimed. Where permitted by the applicable payment arrangements, the amount may be deducted from the security deposit or charged through the payment method used for the booking, after the Guest has been notified and given a reasonable opportunity to respond.

6. Check-in time
Check-in, identity verification and key-delivery arrangements depend on the apartment and may be provided by an independent local service provider.
The Guest must provide the expected arrival time and requested bed configuration at least three days before arrival. Late arrivals must be agreed in advance and may involve an additional charge, which will be communicated before the service is confirmed.
The applicable check-in time and final access instructions will be provided before arrival.
Where required by the Property Owner, a security deposit may be requested under the conditions disclosed before booking or arrival.

7. Checkout time

The apartment must be vacated by the checkout time stated in the booking confirmation, normally no later than 10:00.
A late departure must be agreed in advance. Where an unauthorised late departure causes additional reasonable costs, the Property Owner may charge those documented costs, up to EUR 100.

8. Maximum number of people
The number of persons staying at the apartment must not exceed the maximum occupancy shown in the listing or the number confirmed in the booking.
All Guests must be correctly included in the booking and registered where required by law. Additional or replacement Guests require prior approval.
A serious breach of occupancy or guest-registration requirements may result in cancellation of the stay or removal from the apartment where permitted by law, without affecting any mandatory consumer rights.

9. Animals
Pets are allowed only with the Property Owner’s prior written approval.

10. Cleaning
The apartment is cleaned before each arrival and supplied with the linen stated in the listing or booking confirmation. An initial supply of soap and toilet paper may be provided. Guests are responsible for food and any additional consumables required during the stay.

11. Access to the apartment - complaints
Any problem relating to the accommodation must be reported as soon as reasonably possible using the contact details provided for the stay, so that the Property Owner or the relevant local provider has an opportunity to investigate and, where possible, resolve it.
The Property Owner or an authorised person may access the apartment where reasonably necessary for urgent repairs, safety, maintenance or investigation of a reported problem. Reasonable advance notice will be given where circumstances allow.
Complaints made after departure will be assessed on the available information and evidence and in accordance with applicable law.

12. Electricity and Utilities
Electricity capacity and utility systems may differ between apartments. Guests must use appliances responsibly and follow the instructions provided for the Property.
Where a service visit is required solely because of misuse, overloading or failure to follow the instructions, the Guest may be charged the reasonable documented cost of the visit. Emergency and technical assistance may not be available 24 hours a day.

13. Behaviour and House Rules

13.1. The Lead Guest is responsible for ensuring that all persons included in the booking comply with these Terms, the Property instructions, the house rules and any applicable condominium regulations.
13.2. The apartment may be used exclusively for temporary tourist accommodation. Parties, events, excessive noise, illegal activities, unlawful substances and any conduct that may disturb neighbours or damage the Property are strictly prohibited. Guests must respect the quiet hours communicated for the relevant Property.
13.3. Smoking is prohibited inside the apartment and in the common areas of the building, except in any area expressly designated for smoking. Cigarette ends must not be thrown from windows, balconies or terraces.
13.4. Guests must keep doors and windows secure, use appliances and utilities responsibly, switch off lights and air conditioning when leaving the apartment and follow the waste-separation and disposal instructions provided for the Property.
13.5. The apartment must be left in a reasonably clean and orderly condition. The standard cleaning charge does not include extraordinary cleaning, removal of excessive waste, cleaning resulting from misuse, smoking, parties or other breaches of these Terms.
13.6. In the event of a serious or repeated breach, including an unauthorised party, excessive occupancy, illegal activity, threats, material damage or serious disturbance to neighbours, the Property Owner or an authorised local provider may require the conduct to stop immediately. Where the breach is sufficiently serious or is not promptly remedied, the Owner may terminate the stay and require the Guests to leave the Property, without refund for the unused accommodation to the extent permitted by applicable law.
13.7. The Guest is responsible for the direct and reasonable costs caused by the Guest or any member of the Guest’s party, including damage, extraordinary cleaning, lost or damaged keys, lock replacement, locksmith attendance and unnecessary call-outs.
Where a specific charge has been clearly disclosed before booking or arrival, that charge may be applied. Otherwise, the Guest will be charged the reasonable cost actually incurred, including any applicable night-time or public-holiday surcharge. Supporting information will be provided on request.

14. Website and Listing Information

Property descriptions and information are provided or approved by the relevant Property Owner. Accomodoo takes reasonable steps to present the information accurately but does not independently inspect or verify every detail of every Property.
Before a booking is confirmed, listings, availability and prices may be updated. The information and conditions contained in the final booking confirmation and rental agreement prevail for the confirmed booking.
Nothing in this clause excludes responsibility for materially misleading information, fraud or any liability that cannot lawfully be excluded.

15. Law and Jurisdiction
The rental agreement between the Guest and the Property Owner is governed by Italian law. Any dispute concerning the rental, availability, condition, access to or use of the accommodation shall be submitted to the competent Italian courts, subject to any mandatory consumer rights and jurisdiction applicable by law. This clause does not apply to disputes concerning the separate services supplied by ACCOMODOO.COM LTD.
